Po anal\u00fdze mo\u017enost\u00ed a\u00a0prieskume trhu sme us\u00fadili, \u017ee toto \u00fazemie m\u00e1 z\u00a0viacer\u00fdch h\u013ead\u00edsk ve\u013emi siln\u00fd potenci\u00e1l. Pustili sme sa do pr\u00edpravy projektu a\u00a0zadefinovali jeho jednotliv\u00e9 f\u00e1zy. Prv\u00e9 stavebn\u00e9 pr\u00e1ce, ter\u00e9nne \u00fapravy a\u00a0pr\u00edprava podmienok na in\u0161tal\u00e1ciu in\u017einierskych siet\u00ed za\u010dali v\u00a0septembri 2010. Prvou f\u00e1zou boli ter\u00e9nne \u00fapravy, budovanie in\u017einierskych siet\u00ed a\u00a0osvetlenia, v\u00fdstavba chodn\u00edkov, lok\u00e1lnych komunik\u00e1ci\u00ed a\u00a0pr\u00edjazdovej cesty. Na jar 2012 bol spusten\u00fd predaj stavebn\u00fdch pozemkov. Moment\u00e1lne dopred\u00e1vame druh\u00fa etapu. Od septembra, resp. okt\u00f3bra tohto roku, za\u010d\u00edname s\u00a0v\u00fdstavbou bytov\u00fdch v\u00edl a\u00a0\u0161tartujeme predpredaj prv\u00fdch 160 bytov. Nasledova\u0165 bude v\u00fdstavba polyfunkcie. Doteraj\u0161\u00ed z\u00e1ujem nazna\u010duje, \u017ee sme sn\u00e1\u010f na\u0161li to spr\u00e1vne rie\u0161enie (smiech).<\/p>\n<p><strong>\u010co je teda t\u00fdm spr\u00e1vnym rie\u0161en\u00edm?<\/strong><\/p>\n<p>V\u00a0prvom rade to, \u017ee sme sa vyvarovali ch\u00fdb, s\u00a0ktor\u00fdmi bojovali a\u00a0bojuj\u00fa niektor\u00e9 konkuren\u010dn\u00e9 projekty. V\u00a0druhom rade to, \u017ee sme sa v\u017eili do situ\u00e1cie na\u0161ich bud\u00facich klientov a\u00a0definovali ich potreby a\u00a0o\u010dak\u00e1vania. V\u00a0silnom konkuren\u010dnom prostred\u00ed sa nov\u00e9 developersk\u00e9 projekty rodia ako huby po da\u017edi. \u0160ancu na \u00faspech m\u00e1 len tak\u00fd, ktor\u00fd prin\u00e1\u0161a vysok\u00fa pridan\u00fa hodnotu pre svojich bud\u00facich u\u017e\u00edvate\u013eov.<\/p>\n<p><strong>Ak\u00fdm chyb\u00e1m ste sa sna\u017eili vyhn\u00fa\u0165?<\/strong><\/p>\n<p>V\u00a0ned\u00e1vnej minulosti sa vystavalo mno\u017estvo rodinn\u00fdch domov a\u00a0bytoviek v\u00a0satelitn\u00fdch meste\u010dk\u00e1ch a\u00a0obciach bl\u00edzko Bratislavy. T\u00fdka sa to najm\u00e4 prv\u00fdch, \u017eivelne budovan\u00fdch projektov. Niektor\u00ed developeri mali probl\u00e9m s\u00a0financovan\u00edm a\u00a0term\u00ednmi, \u010do vrhlo tie\u0148 pochybnosti aj na ostatn\u00fdch. Preto kladieme ve\u013ek\u00fd d\u00f4raz na vlastn\u00fa d\u00f4veryhodnos\u0165. Trh sa v\u0161ak postupne na vlastn\u00fdch chyb\u00e1ch a\u00a0nedostatkoch pou\u010dil a\u00a0dnes sa pristupuje inak k\u00a0tvorbe v\u00e4\u010d\u0161\u00edch urbanistick\u00fdch celkov, ak\u00fdm s\u00fa aj Tri vody Malinovo. Z\u00e1ujemcovia u\u017e nesiahaj\u00fa po prv\u00fdch pon\u00fakan\u00fdch mo\u017enostiach, ale nau\u010dili sa vybera\u0165 a\u00a0by\u0165 n\u00e1ro\u010dn\u00ed. Pripravili sme teda projekt, ktor\u00fd t\u00fdmto zv\u00fd\u0161en\u00fdm n\u00e1rokom vyhovuje.<\/p>\n<p><strong>Spom\u00ednali ste d\u00f4veryhodnos\u0165 a\u00a0transparentnos\u0165 financovania. To je ve\u013emi d\u00f4le\u017eit\u00fd moment&#8230;<\/strong><\/p>\n<p>V\u0161etky \u00favodn\u00e9 pr\u00e1ce, ter\u00e9nne \u00fapravy, pokl\u00e1dku in\u017einierskych siet\u00ed, osvetlenia, chodn\u00edkov, komunik\u00e1ci\u00ed a\u00a0pr\u00edjazdovej cesty sme financovali z\u00a0vlastn\u00fdch zdrojov. Nem\u00e1me \u017eiadne neuhraden\u00e9 z\u00e1v\u00e4zky vo\u010di dod\u00e1vate\u013eom a\u00a0v\u0161etky pe\u0148a\u017en\u00e9 toky s\u00fa nastaven\u00e9 tak, aby sa v\u00fdstavba nezdr\u017eala kv\u00f4li platobnej neschopnosti. V\u00a0okt\u00f3bri sp\u00fa\u0161\u0165ame predpredaj bytov v\u00a0bytov\u00fdch vil\u00e1ch.
